Gated Communities on Hilton Head Island

Sea Pines is Hilton Head's oldest and largest community (5000 acres). It is home to the Harbour Town Marina as well as the South Beach Marina. It has 3 1/2 miles of wide and beautiful beach, 605 acres of nature preserve, 41 miles of walking, jogging and bike paths, Lawton Stables and Lawton Farm. There are two gated security entrances. Sea Pines has 3 outstanding 18-hole public golf courses and one private course. Harbour Town Golf Links is host to the PGA Tour WORLDCOM Classic and is rated among the top 30 courses in the world. The Sea Pines Racket Club has 23 clay and 4 hard tennis courts.  Many of the villas also have courts.

Shipyard Plantation is located on the south end of the island. It has two gated security entrances. Shipyard has a beach club for use of its owners and their guests. There are bike paths through out the plantation. The Shipyard Golf Club is a public 27 hole championship golf course and was a host to a PGA Senior Tour Tournament. Shipyard is home to the Crowne Plaza Resort Hotel and the Shipyard Van der Meer Tennis Center. Shipyard is conveniently located to shopping, entertainment, restaurants, and all of the amenities the south end has to offer.

Wexford is a 500 acre private residential community located on the south end of  the island. Wexford has a 24 hour guarded security gate. Wexford has a private marina with lock controlled access to Broad Creek and is a very short distance to the Intercoastal Waterway and the sounds of Hilton Head. Canals run through out the plantation and homes have private docks. Wexford has a terrific private 18 hole golf course, that hosts the qualifier for the  PGA Tour WORLDCOM Classic held at Harbour Town Golf Links. The clubhouse has pro-shop and a restaurant. The tennis club has eight clay courts.  There is a community swimming pool for your enjoyment.

Long Cove is a private residential community located on the south end of  the island. Long Cove has a 24 hour guarded security gate. Long Cove has deepwater docks on  Broad Creek and is a short distance to the Intercoastal Waterway and the sounds of Hilton Head. Most of the homes have golf or lagoon views. Long Cove  has a private 18 hole championship golf course that was designed by Pete Dye. It is consistently ranked as one of the best in the state. The large clubhouse has pro-shop and dining room as well as men's and women's locker rooms. The tennis club has a pro shop and eight clay courts.  There is also a swimming club for your enjoyment.

Palmetto Dunes Plantation is an 1800 acre beach, golf, tennis, marina vacation resort with two miles of shimmering ocean beach. Palmetto Dunes also features outstanding homes and villas. There are three residential communities behind separate security gates. The beach access is private. The Marriott and Hilton Hotels are beachfront. There are three 18 hole public courses, separately designed by George Fazio, Arthur Hills and Robert Trent Jones. Palmetto Dunes tennis complex features 23 clay and 2 hard courts with memberships available to Palmetto Dunes Residents. Shelter Cove Marina, located across the parkway has 175 slips as well as shops and several fine restaurants.

Port Royal is Hilton Head's only private beach front community. Beautiful wide beaches extend from the Port Royal Sound southwards.There is a 24 hour guarded security entrance. Port Royal has a reach civil war history. Evidence of battlement positions can be found through out the Plantation. There are three 18 hole golf courses. The large antebellum-style clubhouse is a beautiful setting for parties or enjoying a bite to eat. There is also an ocean front swim club for relaxation or a good workout in the pool. Port Royal also has a tennis club with 16 clay and hard tennis courts.

Indigo Run is a residential community on Hilton Head Island comprised of 1,775 acres and approximately 750 residents. There are two 18-hole Jack Nicklaus golf courses: The Golf Club is private with optional memberships and has a private pool, fitness center, locker rooms, snack bar and a dining room. The course was designed by Nicklaus and his son Jack II. The Golden Bear is a Jack Nicklaus Design course that has optional membership and also has public play. The Sunningdale Recreation Center is for all club members and has a large community swimming pool with changing rooms, eight manicured and lighted hard-tru tennis courts and a playground. Many owners own golf carts.

Palmetto Hall is a 775 acre private residential community with a 24 hour guarded security entrance. Palmetto Hall is home to two 18 hole championship golf courses designed by Robert Cupp and Arthur Hills. The Cupp course offers a very unique layout that is challenging and enjoyable for all level of players. The 16,000 sq. ft. club house offers pro shop, grille room, locker rooms and a banquet room. Palmetto Hall has two hard tennis courts and a swim club. Palmetto Hall offers wonderful living all very close to shopping, restaurants, the library, and hospitals.

There are two nature conservancies. A garden area for "farmers". Bicycle and walking paths throughout the community. Dolphin Head Rec. Area has playground and picnic areas and walking paths. There are two 18 hole public golf courses, and two private courses The Spring Lake Racket Club features 12 clay courts, pro shop, and lessons. Old Carolina is a located off island minutes to Bluffton and Hilton Head and approximately 30 minutes to Savannah. Old Carolina is a new development being built around the Clyde Johnston designed golf course. The course is a beautiful layout built on what was once a horse farm. The clubhouse is located in the old barn. There is an excellent restaurant next door. Homes are being constructed by D.R. Horton builders and offer a wide range of floor plans and options. As of fall 2001, Phase 1 is close to completion. Phase 2 is under way and offers beautiful lots on and off the course all with golf views. Amenities include swimming and tennis.

Island West is a new community being built around the Clyde Johnson, Fuzzy Zoeller designed championship golf course. Located on Hwy 278 in Bluffton, just 8 miles from Hilton Head Island and about 30 minutes from Savannah. Amenities include swimming and tennis club and electronically controlled security gate. You can choose a lot and D.H. Horton signature home. Golf, wooded, and lakeview home sites start around $2000 and D.H. Horton signature homes start around $210,000.

Daufuskie Island Communities


Daufuskie Island is located one mile across the Calibogue Sound and southwest from Hilton Head Island. The name is taken from the Gullah which means “The first key” or barrier island north of Savannah Georgia. The beautiful and sleepy coastal barrier island is comprised of only eight square miles (5miles x 3.7 miles), 5,000 acres and is home to approximately 750 year-round residents. The Island is surrounded by the Calibogue Sound, the Atlantic Ocean, the Cooper and New Rivers and Mungin Creek. Access is by water only. Ferries and water taxis run from Hilton Head and Savannah and take 20-45 minutes. Most Islanders leave their cars in secured embarkation centers on Hilton Head Island. On Daufuskie, travel is mostly by electric cars and golf carts. Islanders love the quiet and undeveloped character of the Island. A bridge to Daufuskie Island is not planned and will probably never be built.

The Island’s two main residential areas are Haig Point and Melrose Plantation which includes the Bloody Point area. The Daufuskie Island Club and Resort is located at Melrose and Bloody Point. Other less developed areas of Daufuskie include Oak Ridge which borders the Ocean and has ocean front lots for sale and some projects planned, the Historic area which is home to many native Islanders and the Webb Tract for which there are future plans for the largest marina in South Carolina with a marina community.

The history of Daufuskie Island includes the construction of the famous Haig Point Lighthouse that was built in 1873 and still stands today. It is the symbol for the Haig Point community. A more recent history of Daufuskie includes a year in the life of author Pat Conroy when he taught school in the Island’s two room schoolhouse, which still stands. The autographical experience was the subject of Conroy’s book “The Water is Wide” published in 1972 and about which a film adaptation “Conrack” was made in 1974.

Haig Point is a private, residential community on the northeast tip of Daufuskie Island and it is the largest residential community on Daufuskie Island with 1,040 total acres and approximately 220 homes. Approximately 100 families reside all year and another 50 families reside for at least six months a year. Haig point homes have small garages because automobiles are not allowed. Members get around in golf carts and electric cars! The cottages, townhouses and estate homes in Haig Point have beautiful settings with views of the golf course, lakes, marshes, lagoons and woods. Amenities include a 29-hole Rees Jones golf course, beach club with 3.5 miles of sandy beach, tennis center, heated pool, equestrian center and a community dock with dry storage nearby. Homes start at about $525,000; villas from $340,000 and lots from $89,000.

Melrose Plantation and Bloody Point are ‘sister’ plantations owned by the Daufuskie Island Resort and Breathe Spa. Bloody Point got the name because of several battles between native Indians and the English during the early 1700s. Today these communities are classy and relaxed places to visit. They feature fine oceanfront, golf and wooded properties. Melrose has an 18-hole championship Jack Nicklaus signature golf course that finishes with the last three holes on the Atlantic Ocean, an inn with two restaurants, 57 oceanfront rooms and 37 guest cottages, a tennis center designed by Stan Smith, ocean front beach club and swimming pool and an equestrian center. Bloody Point has an 18-hole golf course designed by Tom Weiskoph and Jay Moorish, two tennis courts a restaurant and the Breath Spa. Melrose and Bloody Point are separated by the Oak Ridge tract that has oceanfront, second row and estate lots. Owners travel between Melrose and Bloody Point by golf carts and electric cars. Melrose is 662 areas and Bloody Point is 438 acres. Home prices start at about $600,000, villas from $800,000 and lots from $29,000.
