Berkeley Hall
Berkeley Hall in Bluffton is the latest generation
the private golf community. Two 18-hole championship
‘core’ golf courses as well as the 30 acre golf
training center were designed by Tom Fazio. The golf
pro shop and locker rooms are located in a
Williamsburg style 25,000 square foot clubhouse that
is also the community social center with a dining room
and mixed grille. A Sport and Fitness Center has a
health club is nearby with indoor and outdoor swimming
pools, clay court tennis and six miles of greenway
trails for walking and biking. A community park on the
Okatie River has a floating dock for kayaking,
crabbing, fishing and boating.
‘Core golf’ makes Berkeley Hall the latest generation
golf community together with conceptual improvements
made by the same developers of Colleton River and
Belfair. The ‘core’ concept places homes around the
perimeter of the entire golf course rather than inside
along fairways. Designer Tom Fazio does not know of
any other private golf community in the country with
two ‘core’ golf courses. To achieve ‘core golf’
courses, the Berkeley Hall developers reduced the
number of home sites in this 960-acre community from
600 to 400 and the club membership is limited to 770.
There are 34 golf cottages.
The Berkeley Hall concept also includes Carolina
Lifestyle Homes that are located near the Sport and
Activities center. These luxury models make use of the
outdoors as living areas with screened lanais with
landscaped gardens and terraces, screen-enclosed
swimming pools, spas, summer kitchens, outdoor
fireplaces and entertainments areas. Homes in Berkeley
Hall start from about $650,000. There are views of the
golf courses, marshes, woods and Okatie River. Home
sites start from about $99,000. The annual Property
Owner’s Association fee is $12,500.
The community is located in Bluffton, SC at the
intersection of Highway 278 and Buckwalter Parkway,
approximately seven miles from the bridge to Hilton
